1. Agreement to Terms

By accessing or using purgatory.pretzinger.com ("the Website") and booking a stay at any of our properties, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our services.

2. Properties

Purgatory Vacation Rentals manages short-term vacation rental properties located at Purgatory Resort in Durango, Colorado. Our current properties include:

  • 110 Door2Lift — Ski-in/ski-out townhome at Purgatory Resort
  • 122 Ski Home (Timberline) — Ski-in/ski-out townhome at Purgatory Resort

3. Booking & Reservations

  • Reservations can be made through our website, Airbnb, or VRBO.
  • All bookings are subject to availability and confirmation.
  • A valid credit card is required to secure your reservation.
  • By booking directly through our website, you may receive a 10-15% discount compared to third-party platforms.

4. Pricing & Payment

  • All prices are listed in US Dollars (USD).
  • Prices include base rental rate. Cleaning fees, taxes, and any applicable service fees will be clearly disclosed before booking.
  • Payment is processed securely through our booking partner Hospitable.
  • Full payment is due at the time of booking unless otherwise specified.

5. Cancellation Policy

  • 30+ days before check-in: Full refund minus a $50 processing fee.
  • 14-29 days before check-in: 50% refund of the total booking amount.
  • Less than 14 days before check-in: No refund. Exceptions may be considered for documented emergencies on a case-by-case basis.
  • All cancellations must be submitted in writing via email to craig@pretzinger.com.

6. Check-In & Check-Out

  • Check-in: 4:00 PM Mountain Time
  • Check-out: 10:00 AM Mountain Time
  • Early check-in or late check-out may be available upon request and is subject to availability.
  • Self check-in instructions will be provided prior to your arrival.

7. Guest Responsibilities

As a guest, you agree to:

  • Treat the property with care and respect
  • Not exceed the maximum occupancy listed for the property
  • Follow all house rules provided at check-in
  • Not host events or parties without prior written approval
  • Keep noise to a reasonable level, especially between 10 PM and 8 AM
  • Not smoke inside the property (outdoor designated areas only)
  • Report any damage or maintenance issues promptly
  • Properly dispose of trash in designated areas
  • Secure all doors and windows when leaving the property

8. Pets

Pet policies vary by property. Please check the specific property listing for pet rules. If pets are allowed, a pet fee and/or deposit may be required. Guests are responsible for any damage caused by their pets.

9. Damages & Security Deposit

  • A security deposit or damage protection fee may be required for your booking.
  • Guests are financially responsible for any damage to the property, furnishings, or equipment beyond normal wear and tear.
  • Any damage must be reported immediately. Unreported damage discovered after check-out may result in additional charges.

10. Hot Tub / Spa Use

Where applicable, hot tub/spa use is at your own risk. Users must:

  • Shower before entering the hot tub
  • Not use the hot tub while under the influence of alcohol
  • Supervise children at all times
  • Follow posted safety guidelines
  • Replace the hot tub cover after each use

11. Liability

Purgatory Vacation Rentals is not liable for:

  • Personal injury, loss, or damage to personal property during your stay
  • Service interruptions (power outages, internet, water, heating) caused by external factors
  • Conditions at Purgatory Resort or surrounding areas (weather, road closures, lift operations)
  • Actions of other guests or third parties

Guests are encouraged to purchase travel insurance for their trip.

12. Force Majeure

We are not liable for failure to perform our obligations due to events beyond our reasonable control, including but not limited to natural disasters, severe weather, government actions, pandemics, or utility failures. In such cases, we will make reasonable efforts to offer alternative dates or a credit toward a future stay.

13. Intellectual Property

All content on this website — including text, images, logos, and design — is the property of Purgatory Vacation Rentals and is protected by copyright law. You may not reproduce, distribute, or use any content without written permission.

14. Website Use

  • You agree not to use the website for any unlawful purpose.
  • You agree not to attempt to interfere with the proper functioning of the website.
  • We reserve the right to modify or discontinue any aspect of the website at any time.

15. Governing Law

These Terms of Service are governed by the laws of the State of Colorado. Any disputes arising from these terms or your use of our services shall be resolved in the courts of La Plata County, Colorado.

16. Changes to Terms

We reserve the right to update these terms at any time. Changes will be posted on this page with an updated effective date. Your continued use of our services after changes are posted constitutes acceptance of the updated terms.
